Hollywood Riviera Real Estate at a Glance as of September 20, 2012 – Inventory has continued to be extremely low. As of today there are only 12 houses for sale – and two are brand new to the market as of yesterday. We have broker’s open house today if you want to see the two new ones – 248 Calle de Madrid is listed for $999,000. It’s a charming 4 bedroom/2 bathroom home that’s been updated and shows impeccably. It’s also got a252 sq ft detached bonus room in the back off the garage that would make a great office, art room, game room for the kids, gym, or whatever else you could think of. The second one you could see today is at 130 Camino de las Colinas. It’s listed for $925,000. Its lower Riviera location makes it conveniently located for walking to the Village or beach. It has 3 bedrooms/2 bathooms and appears to be in move in condition with room for some updating.

There are 16 homes in escrow right now – which basically explains why our inventory is so low – anytime a new house comes on the market, it sells quickly – especially if it’s priced well. (People still aren’t buying houses that are overpriced, but it doesn’t take a rocket scientist to figure that out!)

As far as solds go – 61 homes have sold in the Hollywood Riviera since the beginning of the year. The average price of those 61 sold homes was $1,018,992. 66 homes sold during that same period of time in 2011 with an average sold price of $973,334. That’s a 5% increase in average price year over year! The number of homes sold is not quite as great as it was in 2011, but that is because we haven’t had any inventory since May 2012 to sell. This is good news for sellers in the Hollywood Riviera.
