Hollywood Riviera Market Activity for October 2010 –
October was not as bad as it seemed real estate-wise here in the Hollywood Riviera. 4 homes went into escrow during the month of October – there was an average of 100 days on market for those homes though – guessing those folks are excited to be in escrow. These were all lower end homes with an average list price of $775K (or $225K lower than our current average selling price.) Click here to see those homes.
The month of October also had 7 closed sales here in the Riviera. The average days on market of those homes was also 100 days – ‘trend alert’ – years ago this used to be the norm – 3 months on the market. The average price of those sold homes was $1,014,714 or about 3% off the list price. The lowest price home to sell was $689,000 on Riviera Way – it was a 1360 Sq Ft home that sat on the market for 143 days. It’s original list price was $729,900 before they reduced it to $689,000 and then finally sold it for that same price. The most expensive house to sell was on Paseo de la Playa for $1,900,000. It’s original list price was $2,649,000 and they reduced the price 3 different times with the last price reduction of $1,995,000 leading to its sales price of $1,900,000 in a matter ofr 148 days.
